Sage Manor is a building that takes its roots from the Folk Victorian style. It contains four 2 bedroom rental apartments and a luxury penthouse condominium that’s in a league of its own boasting a 20 foot vaulted ceiling and a private elevator! This is a classic ‘legacy building’ that combines the timeless beauty of the Victorian period with state of the art building technology. 

Sage Manor looks like it has existed proudly at this main corridor to the Town of Qualicum Beach for decades and continues to receive very high praise from the community. This is a building that dramatically raises the bar in terms of: energy efficiency, seismic and fire safety features, indoor air quality and IIC and STC (sound transmission) numbers.

Special Features
An ARXX Insulated Concrete Formed (ICF) wall system provides the airtight, energy efficient, seismically superior building envelope. The ICF party wall only adds to the life safety and sound deadening features. A Quaddeck (11 inch Foam Form) suspended concrete floor system throughout the second and third floors provides additional life safety features (fire/ seismic) while also significantly surpassing code required IIC and STC numbers. The 4 inch concrete floor system also provided a natural opportunity to install independent in-floor radiant heat systems in every unit. The roof is a double sheathed hand framed rafter design, filled with 10 inches of ½ pound Icynene spray foam. This was no easy feat since we were dealing with 20 foot vaulted ceilings in the penthouse great room. James Hardie Artisan Series (color plus) horizontal siding was shipped from the US East Coast plant for this project. The 4” reveal and 5/8” thickness truly reflects the Victorian period. Another feature we are extremely proud of is the Zehnder HRV systems we installed. These systems are the only Passive Haus certified air exchange and Heat Recovery Ventilation systems in Europe and are brand new to North America. We are one of the first if not the first in BC to use these incredibly designed systems.

General comfort and livability in the rental units is also enhanced by open floor plans, 9 foot ceilings, hard surface flooring, granite countertops throughout kitchen and bath, large storage rooms, private outdoor spaces, and stainless steel energy star appliances in the kitchen and complete with stacking washers and dryers in each suite.

We believe Sage Manor is unlike anything being constructed today.
